JOB SUMMARY: Responsible for all maintenance at assigned stores.  Supervise personnel, dispatch service and perform maintenance at designated Corporate Stationstore locations.

 

RESPONSIBILITIES/ACCOUNTABILITIES:

  • Responsible for handling all incoming calls relating to maintenance issues at miscellaneous Holiday Stationstores.  The work load is divided between the Maintenance Management group for the entire portfolio of stores.  They will take calls from stores, Operations personal and subcontractors.  After hours they will be expected to handle an on call rotation of emergency pages and calls for the Stationstores as needed.  If service is needed during regular hours of work, in-house technicians or subcontractors will be dispatched.  If service is needed after regular hours of work, the Managers will determine the best way to handle the issue and dispatch service as needed. This includes creating, responding to, dispatching and closing Verisae work orders, Help Desk and Heat System calls.
  • Review stores; recommend repairs of any potentially unsafe conditions or repairs needed.
  • Obtain bids from various third party contractors, review and select lowest qualified bids, vendor negotiations, supervision and follow up with contractor’s work and ensure satisfactory completion of work.
  • Complete Company forms and reports accurately and completely including logs of daily work and store visits.
  • Manage employees including assignment of jobs, oversight of work performance and completion, completing expense reports and other work related paperwork, conducting employee reviews and general direction/supervision of employees’ work.
  • Manage company owned tools, equipment and vehicles.
  • Provide or manage job related training.
  • Other duties as assigned by Engineering Director or Facilities Maintenance Manager.

 

AUTONOMY/IMPACT OF ERROR:

  • Acts independently with minimal supervision, referring only unusual cases to supervisor.  Errors may cause significant disruption to Operations or margin costs.

 

SIGNIFICANT EXTERNAL/INTERNAL CONTACTS:

  • Regular contacts with supervisor, store personnel, field supervisors, in-house technicians and Operations personnel; requires definition of problems, solutions, discussion, communication of problems and obtaining approvals. 
  • Supervision of in-house maintenance technicians, dispatching of contractors for service work as needed, store communication and follow up when repairs have been completed.

 

Requirements

 

KNOWLEDGE, SKILLS AND OTHER QUALIFICATIONS REQUIRED:

  • Demonstrated knowledge of equipment maintenance and OSHA/safety regulations.
  • Previous field maintenance experience a bonus.
  • Demonstrated and working knowledge of mechanical and technical skills related to how buildings work; knowledge of building systems, control systems and operating systems.
  • Excellent employee management and communication skills a must.
  • Strong PC skills including Microsoft Office, specifically Excel and Word.
  • Demonstrated ability to learn proprietary and industry specific software programs.
